The land registry have very strict rules concerning lease plans and especially the scale of the plan, if they do not fit with the OS maps and other maps they have on file then the lease plans you submit will be rejected it’s as simple as that.

Lasers and Land Registry Lease plans a winning combination

Laser measuring devices are used in several industries like construction, renovation and estate agency as an alternative to a tape measure. Whereas with a tape measure one would need two people to measure a large object like a room with a straight run with no obstructions to stretch the tape, with a laser measuring tool the job can be completed by one operator with just a line of sight.

Laser measuring tools also typically include the ability to produce some simple calculations, such as the area or volume of a room, so this is why we use these devices to ensure complete accuracy when producing your lease plans. Without a laser device the cost of producing a lease plan would be much much higher as we would need to use two people to site survey the property.

Photoplan have been producing Land Registry Lease plans almost from the day they were made mandatory in 2003, this has meant that we have a vast knowledge in producing them with over 500 plans produced to date.  So it came as a bit of a surprise that some of our competitors started to offer lease plans for only £95 ex vat, this was quite a surprise as lease plans can be very complex and there is often a high chance of them being rejected.

So we would never recommend using our DIY service as the likelihood of rejection will be very very high, our honest advise is to pay for a reputable company like Photoplan to produce them professionally and perform a detailed laser measured site survey. This way you are safe in the knowledge that we will ensure the plans are not rejected and if they are which is less likely, then we will endeavor to get them right for you every time.

Are the lease plans Land Registry Compliant?

Yes our plans are fully land registry compliant, they are produced to scale, with a scaled site plan, an accurate north point and the demise clearly edged in red.

How long will they take to produce?

Once we have obtained access to your property to carry out the site survey we aim to complete lease plans within 48 hours. The completed plans will first be emailed to you for approval and then hard copies printed and posted to you.

Is access to the property required to produce the lease plans?

Generally yes, unless you have accurate and thorough plans of the property for us to work from, we would need to access the property to measure and survey.

How many printed copies of the lease plans will be provided?

We will provide you with upto 8 printed hard copies of your lease plans, additional copies will be incur an additional charge.

What does a lease plan include?

A Photoplan lease plan will include a detailed and scaled floorplan of the property including any shared commonparts which effect the property and the access to it. The demise of the property is then clearly outlined in red with shared areas highlighted in green. Photoplan lease plans also include an ordnance survey plan which details the position of the property in relation to the surrounding buildings and the local area.

What is a lease plan and why do I need one?

On October 13th 2003 new laws were implemented which meant that all new leases granted for terms over 7 year or existing leases sold or assigned with 7 years to run must now be registered with Land Registry. Part of the lease application requires a land registry compliant lease plan to be produced and submitted.
