Why marketing floor plans fall short

Agency floor plans are designed to help buyers understand layout and approximate room sizes. They are often not printed to a stated scale, may use “not to scale” disclaimers, and rarely show communal areas, rights of way or an OS location plan. None of that is a problem for Rightmove — it is a problem for the register.

EPC plans serve energy assessment. They are not intended to define legal demise and should not be reused for registration.

What happens if you submit the wrong plan?

HM Land Registry will usually raise a requisition asking for a compliant plan. That pauses the application until a corrected drawing is filed, which can delay exchange, completion or lease registration by days or weeks depending on how quickly a proper plan can be produced.

Attempting to “fix” a marketing PDF by adding coloured lines yourself rarely works — the underlying scale and OS relationship still have to be right.

What you need instead

A compliant lease plan includes a scaled floor plan, demised area edged in red, communal areas in green where relevant, a north point, scale bar, floor levels, and an Ordnance Survey based location plan. It must match the lease wording and be printed at the stated scale.
