Registering a residential lease requires a plan that precisely defines the demised area — including any garden, loft, roof terrace or parking space included in the lease. We measure on site, draw in AutoCAD, and deliver HM Land Registry compliant residential lease plans from £199 + VAT for solicitors, landlords and leaseholders throughout England and Wales.

Do I need a lease plan for Land Registry?

Yes.. Since October 2003, all leases granted for more than seven years — and existing leases with more than seven years left — must be registered with HM Land Registry, and the application must include a compliant lease plan. You also need one to extend a lease, vary a lease, or transfer part of a registered title. Without an accepted plan, the registration cannot proceed.

Flats and apartments

Flats are the most common subject of a lease plan because they form part of a larger building and the lease must define exactly which area is demised. Whether the property is in a Victorian conversion, a purpose-built mansion block or a modern development, we survey the flat, identify shared staircases, lobbies and bin stores, and produce a plan that clearly separates the demised area from the communal parts. Balconies, storage cupboards and allocated parking included in the lease are measured and shown.

Houses and maisonettes

Leasehold houses and split-level maisonettes need plans that show each floor level, the external areas included in the demise, and any shared access routes. Our surveyors capture everything needed in a single visit where possible, including gardens, outbuildings and yard areas that form part of the lease.

New leases, extensions and sales

Whether you are granting a new lease, extending an existing one, or selling a leasehold property where no compliant plan exists, the plan must meet current HM Land Registry requirements. We work to your solicitor’s timetable and deliver quickly so the transaction is not held up.

Fixed, transparent pricing

Residential lease plans start from £199 + VAT including a site survey, AutoCAD production, a PDF for approval and up to four printed copies. Multiple residential plans at one address are charged at £179 + VAT each. A DIY option from £99 + VAT is available where you can supply reliable scaled drawings.

Our process

    Upload existing plans

    Send us the property address and any existing plans or drawings. Tell us whether the property is residential or commercial. We confirm a fixed price and, where a survey is needed, arrange a convenient time anywhere in England and Wales.

    We review requirements

    We review your information against HM Land Registry requirements. If reliable scaled drawings exist we can work from them; otherwise one of our specialist surveyors measures the demised area and shared parts on site.

  3. 3

    Draft produced

    Your lease plan is drawn in AutoCAD and emailed as a PDF, usually within 48 hours. Review the draft, request any amendments, and approve before printing.

  4. 4

    Final compliant plan delivered

    Once approved, we print the plan to scale on A3 or A4 and post up to four hard copies to your chosen address — a final, Land Registry compliant plan ready for submission.
