Transferring or leasing part of a registered title requires a plan that clearly defines what is being transferred, based on the current approved title plan. We produce title and transfer of part plans to HM Land Registry standards across England and Wales — for land disposals, plot sales, and splitting or amalgamating titles.
A title plan is produced by HM Land Registry to show the general extent of a registered title, based on Ordnance Survey mapping.. A lease plan is prepared by a specialist to define the exact demised area of a specific lease, drawn to scale with red edging and internal detail. A lease plan is submitted with an application; a title plan is issued by the Registry.
HM Land Registry issues an official title plan showing the general extent of a registered title based on Ordnance Survey mapping. When you apply to transfer part of that title, deal with a first registration, or define new boundaries, you must supply your own scaled plan with the application. We prepare these application plans so they align precisely with the registered title and the OS base mapping.
When part of a registered estate is sold, transferred or leased, the application plan must show the land being transferred and be based on the current approved estate plan. A mere verbal description is not sufficient. We review your information against HM Land Registry requirements. If reliable scaled drawings exist we can work from them; otherwise one of our specialist surveyors measures the demised area and shared parts on site.
Your lease plan is drawn in AutoCAD and emailed as a PDF, usually within 48 hours. Review the draft, request any amendments, and approve before printing.
Once approved, we print the plan to scale on A3 or A4 and post up to four hard copies to your chosen address — a final, Land Registry compliant plan ready for submission.
