Land Registry Lease Plans

A compliant lease plan must be drawn to a recognised metric scale — usually 1:100 or 1:200 for the floor plan — with the scale stated on the drawing. The demised area must be clearly edged in red, communal and shared areas shown in green where they affect the demise, and any rights of way or additional rights distinguished by colour. The plan must carry a north point, a scale bar, and labelled floor levels, and be accompanied by an Ordnance Survey based location plan so the land can be identified on the OS map. The plan must not carry disclaimers such as "for identification purposes only".

The most common reasons HM Land Registry rejects a plan are an incorrect or missing scale, a plan printed using "fit to page", missing orientation, ambiguous boundaries, and insufficient detail to identify the property against the OS map. You receive a draft PDF lease plan for approval, usually within 48 hours of the survey, followed by up to four scaled hard copies printed on A3 or A4 and posted to your chosen address.
