Do I Need a Survey for a Lease Plan?
A survey is not always required. If accurate scaled drawings exist, a plan can be produced without one. Here is how to decide which route is right for you.

When a survey is not required
If accurate, up-to-date, scaled drawings of the property already exist — architect drawings, as-built plans or reliable previous lease plans — we can produce a compliant lease plan from them without a site visit, often from £99 + VAT. This is faster and cheaper, and is common for new-build schemes where the architect’s drawings reflect the property as built.
When a survey is essential
A measured survey is the safest route where no reliable drawings exist, where the property has been altered since the last drawings were made, or where the demise includes irregular areas such as gardens, lofts or yards that are not documented. A plan that does not match the property as built risks rejection and future disputes.
The risk of working from poor data
The DIY route is only as good as the drawings supplied. Out-of-date or inaccurate measurements produce an inaccurate plan, which can be rejected or — worse — registered with the wrong demise. If you are unsure whether your drawings are reliable, we will advise honestly on whether a survey is needed.
How to decide
Send us whatever drawings you have. We will review them against HM Land Registry requirements and tell you whether we can work from them or whether a quick survey is the safer option. Either way you receive a compliant plan as a PDF and scaled printed copies.
