These are fixed-price starting points for standard properties in England and Wales. Larger or more complex sites — for example multi-floor commercial units, extensive outdoor demises or unusual access — may be quoted individually once we have the address and any drawings.

What is included in the price?

For surveyed plans the price covers a site survey by a lease plan specialist, full AutoCAD production to HM Land Registry standards, a PDF emailed for approval, and printing and postage of up to four scaled hard copies. Additional printed copies are available at a small extra charge.

DIY pricing covers the same drafting, PDF and print package when your supplied drawings are sufficient — without the surveyor visit. If we later need a survey because the drawings do not match the building, we will confirm any additional cost before proceeding.

What affects the cost?

Cost is driven mainly by property type (residential vs commercial), whether a site survey is required, how many plans are needed at one address, and how complex the demise is. Parking spaces, gardens, lofts, terraces, mezzanines and shared areas all add detail that must be measured and coloured correctly.

Urgency can also matter. Standard turnaround is typically 3–5 working days, with a draft often within 48 hours of survey where possible. An urgent service may be available for tight exchange or registration deadlines, subject to survey availability.

DIY drawings versus a surveyed plan

Choose DIY when you already hold accurate, up-to-date scaled drawings — for example architect as-builts or a recent measured survey that clearly shows the demise. Choose a surveyed plan when drawings are missing, outdated, or the property has been altered since they were prepared.

A cheaper DIY plan that does not match the property as built can still be rejected by HM Land Registry, so the right choice is the one that produces a compliant plan first time — not the lowest headline price alone.
