What should a solicitor send when instructing a lease plan?

Demise details to confirm

Ambiguity in the demise is the main cause of redraws. Confirm floor level and flat or unit identity, whether lofts, cellars, balconies and terraces are included, exclusive gardens versus communal grounds, and numbered parking or store allocations. If the lease and the building disagree, say so early so the plan can follow the agreed legal wording.

Drawings versus survey

If the file already holds accurate scaled as-builts, ask for a DIY plan from £99 + VAT. If the property is older, altered, or drawings are sketch-level only, instruct a surveyed plan. Saying “use the marketing floor plan” is not enough — those drawings are not Land Registry compliant.

Approvals, PDFs and hard copies

We email a draft PDF for your and the client’s approval before printing. Once approved, scaled hard copies are posted — typically up to four per property — ready for the application bundle. Avoid printing approved PDFs with “fit to page”, which changes the scale and can trigger a requisition.

If Land Registry later raises a point on the plan, send us the requisition wording promptly; amendments are usually faster than a fresh instruction from scratch.

Typical timescales

Most plans complete within 3–5 working days. After survey we aim to email the draft within 48 hours where possible. Urgent slots may be available for exchange-critical matters — tell us the drop-dead date when you instruct.
