Lease Plans for Shared Ownership
Shared ownership leases over seven years need a compliant lease plan of the demise. Staircasing alone rarely needs a new plan; changing the physical demise does.

Do shared ownership properties need a lease plan?
Yes.. Shared ownership leases of more than seven years must be registered with a Land Registry compliant lease plan showing the demised flat or house edged in red, plus any included parking, garden or storage. Staircasing that only changes the ownership share does not usually need a new plan, but a deed of variation that alters the physical demise does.

What the plan must show
Treat a shared ownership demise like any other residential lease: scaled floor plan, red edging to the exclusive area, green for communal parts where relevant, north point, scale bar and OS location plan. Housing association leases are often precise about stores and parking — the plan must mirror that schedule.
Staircasing versus changing the demise
Usually no new plan is needed if staircasing only increases your ownership percentage and the physical demise stays the same. You typically need a new or varied lease plan when the lease is varied to add or remove land — such as a parking space, garden or loft — or when no compliant plan exists on the title for registration.

Common pitfalls
Pitfalls include using the sales brochure floor plan for registration, omitting a numbered parking space listed in the lease, and recycling an old plan after a loft or porch has been added. Any of these can stall registration for first-time shared owners or staircasing completions.
